Olufemi Winfunke: Building Cities, Creating Communities, and Shaping a New Vision for Urban Development in Africa

For Olufemi Winfunke, development has never simply been about constructing buildings. It has always been about creating environments that inspire opportunity, improve lives, and leave a meaningful legacy for future generations.

As the Chief Executive Officer and Managing Director of Olwin Height Property Development Company, Winfunke has spent more than twenty-five years building a career across engineering, construction, and real estate, guided by a passion that began long before his professional journey officially started.

His earliest introduction to the built environment came through his father, Otunba Feyisayo Jacob Winfunke, a quantity surveyor whose dedication, professionalism, and work ethic left a lasting impression. His father, also the owner of Water Parks Nigeria Ltd was the first to establish a water park facility in Nigeria, at Toyin Street, Ikeja, a pioneering venture that reflected the same entrepreneurial drive and appetite for building spaces that bring people joy. From an early age, Winfunke accompanied him to construction sites, observing how ideas transformed into tangible spaces and developing an appreciation for the discipline, planning, and expertise required to bring projects to life.

That early exposure planted the seed for what would become a lifelong pursuit.

Growing up in Chicago further strengthened his fascination with engineering and development. Surrounded by one of the world’s most iconic skylines, he found himself captivated by the towering structures that defined the city, particularly the Sears Tower. At a young age, he was constantly intrigued by how such remarkable buildings were designed and constructed, a curiosity that would eventually shape both his educational path and professional ambitions.

Pursuing Civil Engineering became a natural extension of those experiences, and more than twenty-five years later, he remains committed to what he describes as a journey of building lasting experiences.

Throughout his career, Winfunke has worked across respected organisations, including Julius Berger, Coscan Construction, W.G. Yates & Sons, and the United States Army, experiences that have collectively shaped his leadership philosophy. He credits these opportunities with teaching him the importance of critical thinking, problem-solving, technical expertise, innovation, and attention to detail.

His service in the United States Army, however, offered lessons that extended beyond professional development. For Winfunke, discipline means doing the right thing consistently, even when no one is watching. His military experience reinforced the importance of resilience and accountability, teaching him to remain calm under pressure, trust his training and team, and take full responsibility for outcomes, principles that continue to influence how he leads people and manages complex projects today.

One of the defining moments in his professional journey came while working on the Jade Ocean project, a fifty-storey luxury oceanfront tower in North Miami. Being surrounded by highly accomplished professionals and witnessing the delivery of a landmark development encouraged him to think beyond employment and begin envisioning a company capable of building its own legacy.

That vision would eventually become Olwin Height Property Development Company.

Established with the intention of bringing international knowledge and experience back home, the company was founded to deliver residential, commercial, hospitality, and mixed-use developments that meet international standards while responding to local realities and opportunities.

Today, that ambition is most visible in Jacob’s Bay, described as Abuja’s largest waterfront development project. Set on approximately nine hectares of waterfront land at Jabi Lake, Jacob’s Bay is conceived as a landmark destination that seeks to redefine luxury living, hospitality, entertainment, and investment opportunities within Nigeria’s capital city. More importantly, it reflects Winfunke’s belief that developments should go beyond physical structures to create integrated environments where people can live, work, invest, and thrive.

For him, sustainability and smart urban planning are essential to the future of African cities. He believes Africa possesses a unique advantage because many of its cities are still evolving, providing an opportunity to build differently and more intentionally. Rather than repeating mistakes made elsewhere, he advocates for communities that are environmentally conscious, technologically enabled, efficient to maintain, and designed to enhance the quality of life for residents.

Through Jacob’s Bay, he hopes to demonstrate how African developments can successfully combine innovation, sustainability, and international-calibre living while remaining practical and economically viable.

Yet beyond engineering, investment, and urban development, another aspect of his work reveals a deeply personal commitment to impact.

The inspiration behind the Olwin Kids Foundation emerged during one of the most challenging periods of his family’s life, when his child became critically ill and was admitted to hospital. During that difficult season, a group of strangers visited the children’s ward carrying toys and gifts for patients. Although their gesture did not change the medical circumstances, it transformed the atmosphere, bringing comfort, hope, and joy to children and families navigating uncertainty.

For Winfunke, seeing his child’s smile during that period became a moment he would never forget. It reinforced the belief that even small acts of kindness can have a profound impact.

That experience eventually inspired the creation of the Olwin Kids Foundation, an initiative dedicated to supporting vulnerable children and families through hospital outreach, educational assistance, essential supplies, and community-based programmes aimed at restoring hope during difficult times.

Looking ahead, Winfunke remains focused on delivering Jacob’s Bay while pursuing new opportunities that align with the long-term vision of Olwin Height. Among these is another signature mixed-use development planned for Maitama, Abuja, a project he describes as one that will blend luxury living, hospitality, commercial spaces, and lifestyle experiences in a way that reflects the future of urban development in Africa. Both projects form part of a broader pipeline he is positioning for institutional and international investment partnership as Olwin Height scales.

Beyond individual projects, his aspiration is to establish Olwin Height as one of Africa’s most respected destination developers, recognised not simply for constructing buildings, but for creating communities, attracting investment, and delivering developments that stand the test of time.

For Olufemi Winfunke, success is not measured solely by the structures that define a skyline. It is measured by the opportunities created, the lives impacted, and the legacy left behind for others to build upon.

In a rapidly evolving Africa, he represents a new generation of developers committed not only to shaping cities but to creating communities designed to inspire progress for generations to come.
